BLU is the new development by Consorcio JGL Casatua in the Las Lomas neighborhood of Asunción, on Emiliano Gómez Ríos near Narciso R. Colmán. The project totals 28 units, all with 2 bedrooms, across 7 residential floors (4 units per floor, with semi-private landings), above a ground-floor lobby with a Business Center and two basement parking levels — a low-density building within the corporate corridor near Shopping del Sol, the World Trade Center and Paseo la Galería.

There are two formats designed for two ways of living or investing. The A and B unit types, with 103.80 m² total (88.30 m² interior + 15.50 m² balcony), are full-size units aimed at long-term residence and premium corporate leases. The C and D 'Smart' types, with 65.80 m² total (49 m² interior + 16.80 m² balcony), are optimized for short-term executive rentals, with a flexible second room that works as a bedroom, private office or studio. Every unit has a grill balcony and guest bathroom.

The building's top floor concentrates the amenities: an indoor grill area with an outdoor extension, a kitchen, a gym, a spa with sauna, a pool with sun deck, and a semi-covered outdoor living area — a rooftop designed for social use. On the ground floor, the building adds a Business Center and courtesy parking spaces for visitors, under a reception concept the developer calls 'Hospitality Arrival'.

Post-delivery management is handled by Casatua Hospitality, the same consortium's unit that manages traditional and short-term executive rentals, tracking occupancy, rates and financial performance — aimed at buyers looking for a managed asset rather than only a unit for personal use. Construction is set to begin in November 2026, with delivery in November 2029; the project is currently in the pre-sale stage.
