About Ciudad del Este
Ciudad del Este is the second largest city in Paraguay, with 325,819 inhabitants according to the 2022 Census, capital of the Alto Paraná Department, and the epicenter of the Triple Frontier between Paraguay, Brazil, and Argentina. Connected to Foz do Iguaçu (Brazil) by the Friendship International Bridge — crossed daily by over 40,000 vehicles and 80,000 people — and close to the San Roque González de Santa Cruz Bridge linking Puerto Iguazú (Argentina), the city is one of the most active cross-border trade hubs in South America, with an estimated annual business volume exceeding US$ 3 billion. Historically dominated by electronics, perfumery, and clothing galleries, its commercial landscape is evolving toward large modern shopping centers. The city is also the gateway to Iguazú Falls and the Itaipú dam (in the neighboring district of Hernandarias). The real estate market is experiencing an unprecedented boom: in 2024, approved projects totaled US$ 180–200 million, with projections of 25–30% growth in 2025. The offer includes high-rise residential condominiums, lots in private neighborhoods, and commercial premises with strong yields. For the international investor, Ciudad del Este combines cross-border trade, shopping tourism, and a bullish real estate cycle.
